Police arrested a man following a break-in at a Nangwarry timber mill last week.
About 9.45pm on Thursday Limestone Coast Police responded to an alarm activation at the old timber mill on Bednall Drive.
Patrols attended and searched the premises and located a man still inside.
He was found in possession of an angle grinder and freshly cut coils of copper cable.
A 40-year-old man from Mount Gambier was arrested and charged with serious criminal trespass and theft.
He did not apply for bail and appeared in the Mount Gambier Magistrates Court.
Police are investigating whether this incident is linked to four other break-ins and thefts that have occurred at the timber mill over recent weeks.

Meanwhile, a man has lost his licence after he was caught drink driving near Mount Gambier.
Just after midnight on Wednesday Limestone Coast Police were called to a disturbance on Vorwerk Road at Yahl.
When patrols arrived they spotted a gold Hyundai station wagon being driven erratically.
Officers stopped the car and spoke to the driver, a 48-year-old man from Glenburnie.
He was breath tested where he returned a positive result of 0.198 – nearly four times the legal limit.
The man was issued a 12 month immediate loss of licence and reported for drink driving.
His vehicle was impounded for 28 days and he will be summonsed to appear in court at a later date.
