There is a rare and unique opportunity for the community to breathe new life into the aisles of a former supermarket giant in Mount Gambier’s CBD.

Local real estate company Complete Commercial in partnership with Victorian based leasing and asset management agency National Retail Group are seeking tenants for the old Coles building located on the corner of James and Elizabeth Street.

The over 4000 square metre space has remained vacant since December 2020 when Coles Mount Gambier relocated to its current premise on Ferrers Street.

Complete Commercial senior property consultant Shae Landon said they have received interest for the space from various industries including retail, office and community services.

“The landlord is open to the re-purposing of the site to different offerings so welcomes proposals from any industry interested,” she said.

“We could be looking at a large format retail/bulky goods, we could be looking at community support services, we could be looking at office accommodation, it could even end up being a mixture of all of the above.

“It’s an extremely large space to occupy so obviously the landlord is supportive of and it is likely that we will see multiple tenants take up the opportunity.

“We strongly encourage people if you are interested in the site to come and talk to us, you would have to have a plan in place and be looking at a tenancy of at least 1000 square metres.

“Even if your footprint is not that large, we still want to hear from you, your service may be complimentary to another.

“There may be opportunities as we move forward to be more flexible with that space, but this is a very large area and therefore it gives opportunity for people that are requiring quite a bit of space to offer their products or their services to the CBD.”

Mrs Landon said community members may have noticed activity on and around the site including regular clean ups, workmen and the clearing of fit out and products.

“You may have noticed the new signage and the area’s being kept clean and neat and tidy, there’s repairs being done and there are works happening to the building in preparation for new tenants that will go in there,” she said.

“The activity is a really good indication things are moving and there is a lot going on behind the scenes to deliver outcomes for the site as soon as possible, such as roofing and plumbing repairs.

“The site is going to need significant development and the owner has started to make those amendments and changes awaiting the new tenants and to fit their needs.

“There’s things happening now and it’s positively moving towards a solution for the space.

“I think this site and what ends up happening here will activate this total area again, it is going to be really positive for everybody.”
