Developers invest in Mount Gambier future

Sydney property developers LandX have invested over $10m in Mount Gambier, including funding to develop university housing and accommodation.

A proposed student accommodation block would be built on Wireless Road across from the existing Mount Gambier University of South Australia campus.

Landx has development sites across Australia, in every state except the Northern Territory and the ACT.

LandX principal partner Satya Gala and director Ram Vel have also brought personal properties in the town, their only dwellings outside Sydney.

Mr Gala said their journey in the town started about three years ago when they purchased the property without viewing it due to the borders being closed.

“When we came in once the borders were opened it’s hard to explain but we could really feel positive vibes across the town, and we felt like something more could be done to the town,” he said.

“When we came to the town we both looked at each other and said, ‘this place has something’ and we were surprised, and we do not know the answer why it was not in the map of investment by then.

Mr Vel said they were spreading the word about the area to investors in Sydney and Melbourne which has led to more transactions in the Blue Lake city.

“Mount Gambier has everything for an investor to come in.

“We felt in the air itself that this place needs more of our time, and we want to spend more time.”

Mr Gala said they were in the process of having plans drawn up for the proposed development.

“We have submitted just a subdivision approval but once we get our architect to draw the right plan of what we want to be there we want to take those plans to the university and the council,” he said.

“Both council and university play a vital role and we believe in hearing the community’s needs.

“There’s a gap for accommodation across all segments.

“If a doctor, a plumber, or anyone walks into Mount Gambier today, I do not think there’s enough accommodation for new families and it’s not only Mount Gambier’s problem.”

Mr Gala said it was important to them to give the community the ability to grow.

“That’s something Ram and myself really love, we do not want to be the typical developer who finds the land, cuts into pieces and then develop and sell it,” he said.

“We have got an opportunity to add back to community.

“We’re definitely here for business but more of meaningful business.

“We are planning to deliver state of the art infrastructure to our best capacity or even beyond our capacity.”

Mr Gala told The SE Voice the developers believe ‘there is a lot of potential in regional towns’.

“We’re all here to do some work around the town, if we can add back to the community that’s the biggest satisfaction we can get,” he said.

“Our first preference is Mount Gambier because this required immediate attention especially for the community related to the student accommodation.

“We are giving the highest priority to this one.

“Credit goes to the people here; very, very open minded, a warm welcome anywhere we go.

“Any help we need, let it be a real estate agent or your next-door neighbour, we have never heard no.

“There’s never an answer ‘no’ from Mount Gambier for us.”
